Get A Grip On Your Personal And Business Expenses
This is a business, not just a job, and you’ll have to treat it like one. Successful businesses have budgets and they have a handle on their expensesas well as their projected revenues.
You’re probably going to need somewhere in the neighborhood of $2,500 to get started. You’ll have to pay for all those licensing classes and exam fees before you purchase and start handing out business cards.
Now add to your estimated startup costs how much you must realistically put to your personal budget for a few months, as well as how much you’ll have to kick into ongoing business needs and expenses during that time.
Be sure you can lay your hands on that money when it’s needed because it’s unlikely you’ll be collecting commissions for a period of time.
Being Suitable For Licence
The Real Estate Trading Act requires that only those who meet the standards of the Commission be licensed. The Registrar has the right to refuse any applicant who:
- provides false or misleading information in the course of applying for a licence
- has previously been licensed to trade in real estate and had a judgement against them arising from a public complaint and no reasonable arrangements have been made to satisfy it or
- is not in the publics best interest to license or is otherwise suitable for licensing.
When applying for a licence, criminal convictions and charges must be disclosed, including whether any conditional or absolute discharges were granted. These are not necessarily prohibiting factors to being licenced and each circumstance is evaluated individually.

Can I Use My License In Other States
Yes and no. You may only practice real estate in the state where you are licensed. If you completed a Massachusetts Pre-Licensing class, you then take the Massachusetts Real Estate Salesperson Exam from the Massachusetts-authorized testing center. Then you can hang your license with a Broker who is also licensed in Massachusetts. At this point, you may not practice real estate in Rhode Island or New Hampshire or any other state.
You may want to be able to practice real estate in another state, especially if you live near the border of that state. Can you do that? Probably, once you get your license in that neighboring state. The good news is that most states have reciprocity agreements with their neighboring states . Go to the real estate authority for the state where you want to get licensed and see what steps you have to take to get a reciprocal license.

Learn The Market And The Language Of The Business
If you want potential clients to trust that you have their best interests in mind, you need to sound like you know what youre talking about. If youre driving with a customer or client and they ask, Whats that building? having the right answer will help solidify the confidence in your client that you know the market.
I know the market is big, and you cant be expected to know everything right away. Heres a trick, start with a small area and work your way out. For instance, know all the downtown condos. Its a finite market that can be learned in a short time. Learning the market is one of the best ways to invest in your business. Tour properties, study your local MLS, and take different routes driving through your city.
Its also key to know real estate terms. Using common real estate terms when talking to potential clients will help to ensure capturing the business and more importantly, their trust. Where do you learn the language? Listen to experienced brokers or agents on the phone. Take a lunch with a title rep, a lender, or an experienced agent. There are great real estate orators with books on tape. Study, learn, and practice!
